Claret Capital Ltd. purchased a 90% stake in the five-star St. Regis Hotel in Washington, DC for $170 million, or approximately $1 million per room. The property was purchased in 2005 by a joint venture of Brickman Associates and New Valley LLC for $45 million.
The historic St. Regis Hotel is located at 923 16th St., NW just one block from the White House. The property is currently undergoing an $80 million renovation, and is scheduled to re-open in the fourth quarter. Once complete the hotel will feature 9,675 square feet of conference areas, a luxury restaurant, spa, and 175 rooms including 33 suites.

Volkswagen of America signed a lease for 184,000 square feet in the Woodland Point office building located in Herndon, Virginia. The company and its affiliates will occupy the entire building effective next April.
Volkswagen made the move in an effort to streamline production and be closer to a majority of its customers. The company will move approximately 400 employees to the Herndon office, and plans to eliminate almost 400 jobs. Affiliates such as Audi of America, Audi Financial Services, and Volkswagen Credit will also occupy space in the facility.
The six-story office building was delivered this summer, and is located about 20 miles west of Washington, D.C. The facility was developed by Tishman Speyer, and is part of its mixed-use development known as Woodland Park.

Washington Real Estate Investment Trust purchased CentreMed I & II in Centreville, VA from INOVA Health System for $15.3 million, or $294 per square foot. The properties were 100% leased at the time of sale.
The medical office buildings are located at 6201 and 6211 Centerville Road in the Route-28 Corridor South submarket of Fairfax County. Each class B building totals 26,000 square feet, and is in close proximity to Prince William Hospital and INOVA Fair Oaks Hospital.

JPI acquired the 47,313-square-foot parcel at 23 I St. SE in Washington, D.C. from South Capital Partnership for an undisclosed amount.
New ownership plans to develop a $150 million multifamily project on the Capitol Hill submarket parcel just blocks from the new Washington Nationals stadium.
The new building will be named Jefferson at the Ballpark, and will contain 416 units as well as ground retail space. Construction is scheduled to begin in the summer of 2008.

ProMetic Biotheraputics inked a five-year lease for lab space in building C of 9800 Medical Center Drive in Rockville, taking down 18,312 square feet. ProMetic is scheduled to occupy the space by the end of September.
Delivered in 1997, the 125,000-square foot building stands four stories tall and is one of four laboratory buildings in the office park. Alexandria Real Estate Equities, Inc. purchased the building for $92 million in 2005.
